ATHENS, Ohio- The month of January saw 45 closed sales and an equal number of new listings on the market, according to the latest monthly housing report provided by Uptown Realty Group.
In comparison to last January’s number of 47 homes sold in the month, there was a 4.3% drop.
In January, the average sales price was up a whopping 31% year-over-year to $233,864, while the median sales price saw an equally impressive 33% increase to $189,000.
As of the month end, inventory in the ACBOR listing sits at 121 homes which is down 29% from January of 2022.
Mortgage rates have been steadily increasing over the final quarter of 2022. January saw mortgage rates drop (a little)… The 30 year fixed rate mortgage ended the month just above 6%. Contrast that with where January of 2022 ended…below 4%.
