The month of January 2023 saw 48 Closed sales and an increase of 43% for New Listings on the market*, according to the latest monthly housing report provided by Uptown Realty Group.
In January, the average sales price was up 5% year-over-year to $172,714.
As of the month end, inventory in the ACBOR listing sits at 212 homes which is an increase of 25% from January of 2022.
Mortgage rates have been steadily increasing over the final quarter of 2022. January saw mortgage rates drop (a little)… The 30 year fixed rate mortgage ended the month just above 6%. Contrast that with where January of 2022 ended…below 4%.
