Welcome to 2024 and a new beginning! This marks our second year of compiling data from Residential properties in our local Athens County MLS for statistical analysis. Uptown Realty Group is a data-driven brokerage. We utilize current market data to gain insights in order to offer our clients enhanced service. A quick note on current mortgage rates: We begin 2024 with rates for a 30 year conventional loan between 6.5 – 7%.

The month of January 2024 saw 40 Closed sales and 65 New Listings representing a decrease of 11% for New Listings on the market* compared to 2023, according to the latest monthly housing report provided by Uptown Realty Group.

In January 2024, the average sales price was up 5% compared to January 2023 to $182,019.

As of the month end, inventory in the ACBOR listings sits at 205 residential homes available for sale which is a decrease of 3% from January of 2023.
