After a whole year of compiling housing data here is our December 2023 and Year-End Statistical Analysis for Residential Properties in our market*.

The month of December 2023 had 43 Closed sales and 39 New Listings to the market*, according to the latest monthly housing report provided by Uptown Realty Group.

In comparison to last year: December 2022 had 64 homes sold. This represents a 33% decrease in sales in December 2023 compared to last year. Year-to-Date, Closed sales are down 10% compared to last year. New listings in 2023 are down 8% compared to 2022.

In December 2023, the average sales price was down only 1% to $204,432, while the median sales price was down 12% at $175,000. Overall for entire year of 2023, prices in our market* have held steady and we have seen neither a significant increase or a decrease in sales prices. Of the 744 properties sold in 2023 in our residential market* the Average sales prices was down 1% and the Median sales price was at 0% or no change from 2022.

December 2023 saw only 39 New Listings on the market, compared to 43 New Listings in December 2022 representing a 9% decline in New Listings compared to December 2022. Year-to-Date for 2023, New Listings are down 8%.
